Preventative maintenance (PM) is an essential component to the proper functioning of room HVAC equipment. This includes Packaged Terminal Air Conditioner (PTAC), Packaged Terminal Heat Pump (PTHP), and Room Air Conditioner (RAC) units. Regular inspections and cleanings will save you money by lengthening the life of your valuable air conditioning equipment while keeping downtime to a minimum. If preventative maintenance is not performed regularly, the equipment will require extensive and costly repairs at a later date.
Preventative maintenance of room HVAC includes several regular inspections each year (preferably right before the cooling season starts and again right before the heating season starts). During these inspections, proper operation of the equipment is checked and verified. All mechanical equipment is designed to operate within certain limits. HVAC equipment pushed beyond the design limits will fail if not properly maintained.
To maintain peak performance of your units, schedule a 10-step preventative maintenance program:
- Wash condenser coil from the inside out.
- Wash base pan and vent air filter.
- Wash indoor coil.
- Clean heater assembly, blower wheel and front cabinet.
- Clean (metal filter) or install new (foam filter) air filter as appropriate.
- Verify that pushbuttons/knobs are in place and operable
- Oil fan motor (if required by manufacturer).
- Inspect cord and receptacle, and secure electrical connections.
- Check that front cover/grille is properly mounted and not damaged, and that wall sleeve installation is correct.
- Verify proper unit operation in heating and cooling modes.
